Set down your bags at the bottom of Rue de l'Avalasse, a stone's throw from Rouen station, and enjoy a five-minute walk to the historic centre with its cobbled streets, terraces and great places to visit. Here, you can enjoy the comfort of an intimate townhouse (37 m²), perfect for a getaway for two, combining sightseeing, work and relaxation.

As soon as you enter, the ground floor opens onto a cosy living room with an open-plan kitchen where you can cook, snack or simply share a drink after a busy day. Enjoy the dining table for meals or work in this light-filled space, or the sofa area for a moment of reading or a game of Uno. To help you disconnect, there is no television in the accommodation, but you will find an internet connection! The fully fitted and equipped kitchen provides you with: hob, oven, kettle, filter coffee maker, toaster, as well as everything you need to prepare your meals just like at home. The toilet is separate, for added convenience. Take the small spiral staircase to the upper floor and discover a real cocoon: a shower room opening onto the bedroom, designed as a suite, for a gentle wake-up call. And when you need a break? Settle down on the private balcony: morning coffee, reading break, or last rays of sunshine... your own little corner.

Bed linen and towels are provided for two people, for a comfortable stay.

Parking: there is no private parking available, but you can park along the boulevard (paid parking) or opt for the car parks at the station or the Espace du Palais, according to the current rates.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week from 10:00 to 12:30 and from 14:00 to 21:00. Please take care of the accommodation and respect the neighbourhood. To finalise your booking and obtain the access codes, you will be asked to provide your bank details via a secure link.

## Neighbourhood

The Beaux-Arts district in Rouen is one of the most iconic and cultural areas of the city. It is located in the heart of the city centre, close to Notre-Dame Cathedral and the Vieux-Marché, and takes its name from the Musée des Beaux-Arts (Fine Arts Museum) that stands there. Founded in 1801, this museum is one of the most important museums in France outside Paris, housing an impressive collection of paintings, sculptures, drawings and objets d'art ranging from the Renaissance to modern art.

1. Rouen Museum of Fine Arts
The museum is undoubtedly the focal point of the neighbourhood. It features works by European masters such as Monet, Delacroix, Géricault, Modigliani, and many others. The museum is a must-see for art lovers, but also for visitors curious to explore Rouen's cultural heritage.

2. The architecture of the neighbourhood
The Beaux-Arts neighbourhood is distinguished by its historic buildings and elegant atmosphere. It features many half-timbered houses typical of Norman architecture, alongside more recent buildings and classical architecture. This diversity adds to the charm of the surrounding streets, such as Rue Jeanne d'Arc and Rue du Musée.

## Transit

The Boulevard de l'Yser in Rouen is served by several public transport lines, including buses from the Astuce network.

Line T1 (Teor): This dedicated transport line connects the Boulingrin and Mont-Saint-Aignan (University) areas, passing through stations close to Boulevard de l'Yser, such as Saint-Hilaire station.

Regular bus lines:

Line F2: A frequent line that passes not far from Boulevard de l'Yser and serves Rouen city centre to Bois-Guillaume.
Line 5: This line also runs in the neighbourhoods near Boulevard de l'Yser, particularly towards the Saint-Sever and Boulingrin areas.

Secondary bus routes:

Route 11: This route passes through the areas adjacent to the boulevard and also serves Rouen city centre.
Route 13: This route provides connections to the Canteleu neighbourhoods and Rouen University Hospital.
Noctibus (night bus): Some night lines may also serve the area in the evening.

Rouen train station is less than a 5-minute walk from your accommodation.

Please note that the townhouse is on the ground floor and has one flight of stairs to reach the bedroom.

Arrivals are self-service for greater flexibility. They are from 4pm and departures must be no later than 11am.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). All our guests receive household linen, essential items for the day (shampoo, shower gel, hand gel, toilet paper, etc.) and one large towel per person, along with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bags, bathroom bin bags, a sponge and washing-up liquid is provided on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Mid-stay cleaning, linen/towel refreshment, replenishment of essential items, or delivery can be arranged on request at an additional cost. When renting accommodation, it is important to follow a few rules to ensure that everything goes smoothly and to avoid any surprises with the deposit! Please take care of the accommodation as if it were your own: avoid damage, respect the furniture and leave the premises clean when you leave. Follow the instructions regarding schedules and use of equipment, and respect the peace and quiet of the neighbourhood. And if you have any concerns, please do not hesitate to let us know.
Please note that parties are strictly prohibited (€250 will be deducted from the deposit), the accommodation is entirely non-smoking (€50 will be deducted from the deposit), pets are not allowed (€50 will be deducted from the deposit) unless requested and agreed in advance by us, and any loss, theft or damage will be charged at the actual replacement value.
