Discover this beautiful three-bedroom apartment in the Sotteville district of Rouen, ideal for a stay with family, friends or business travelers, combining comfort, functionality and proximity to amenities and transportation. Thanks to its immediate proximity to public transport, you can easily reach the city center and explore the region's historical and cultural treasures.
This spacious and functional F4 apartment features a fully-equipped kitchen opening onto the living room, three comfortable bedrooms and a bathroom.
You'll find everything you need for a pleasant stay: a living room with sofa and TV for your moments of relaxation, a modern, fully-equipped kitchen (coffee maker, hob, oven, kettle, fridge, crockery and cooking utensils), three bedrooms for optimal rest, a bathroom with bath and shower, and wifi access to stay connected during your stay.
Bed linen and towels are provided for your comfort. No private parking is included, but you can park easily in the surrounding streets, according to the city's parking regulations. The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week from 10:00 to 12:30 and from 14:00 to 21:00. Please take care of the premises and respect the neighbors. A bank imprint will be requested via a secure link in order to finalize your reservation and obtain access codes to the accommodation.

## Neighborhood
The apartment is located in a lively, pleasant residential neighborhood on the city's left bank. The area offers a quiet atmosphere yet is close to the city center, making it the perfect place to relax after a day of sightseeing or work.
The neighborhood is made up of single-family homes and residential buildings, with a friendly, peaceful atmosphere. You'll find plenty of local shops, including bakeries, supermarkets, pharmacies and restaurants.
Just a short drive or streetcar ride away, you can visit the Sotteville-lès-Rouen market and sample fresh local produce. The nearby Jardin des Plantes is the perfect place for a stroll or picnic in lush green surroundings.
## Transit
From the apartment, you can quickly reach Rouen's historic center by streetcar or car. Journey time is around 15 minutes by car and 20 minutes by streetcar.
Here you'll discover the famous Notre-Dame cathedral, the Gros-Horloge, the Place du Vieux-Marché and other emblematic sites.
## Notes
Please note that the building does not have an elevator and that the apartment is located on the 1st floor. As a result, people with reduced mobility may encounter access difficulties.
Arrivals are autonomous for greater flexibility. Arrivals are from 4:00 pm and departures must be no later than 11:00 am.
Accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (10am to 9pm). In the house, all our guests are provided with household linen, basic necessities for the day (shampoo, shower gel, hand gel, toilet paper, etc.) and a large towel per person, along with tea towels and a bath mat per bathroom. A welcome kit including kitchen garbage can bag, bathroom garbage can bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.
We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials, or delivery can be scheduled upon request at an additional charge. Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to take care of the accommodation as if it were your own: avoid damage, respect the furniture and leave the premises clean when you leave. Observe all rules and regulations concerning opening hours and use of equipment, and respect the peace and quiet of your neighbors. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (250€ deducted from the security deposit), that the accommodation is entirely non-smoking (50€ deducted from the security deposit), that pets are forbidden (50€ deducted from the security deposit) unless requested and agreed in advance by us, and that any loss, theft or damage will be invoiced at the actual replacement value.
