This spacious, recently renovated villa can accommodate up to 12 people and offers you a comfortable and peaceful stay.
Located in the heart of the famous Pyla-sur-Mer district, very popular for its tranquility while being extremely convenient, as it is only a few steps from the beach (300 m) and close to other essential amenities such as a mini-market, local restaurants, and other more chic ones, a pastry shop of choice and very close to the famous Dune du Pilat, thus offering you an ideal location for your holidays.
The villa's high-end amenities and lush surroundings are sure to satisfy your desire for escape.
The property extends over a vast landscaped plot of 1100 m², including several sunny and shaded terraces, a heated 10 m x 5 m swimming pool, as well as a jacuzzi overlooking the pool. You will also find numerous relaxation areas to enjoy your breakfasts in the sunrise or enjoy an aperitif around the outdoor bar.
Please note that the swimming pool is heated from mid-May to mid-September, subject to favorable weather conditions.
VILLA LAYOUT:
You access the villa through an electric and secure gate.
At the front of the house, you'll find a lawn and flowerbeds arranged along a flagstone path leading to the main door. A majestic pine tree provides shade for a relaxation area equipped with a coffee table and several garden armchairs. This large, southeast-facing terrace also features a dining area with two large outdoor tables for relaxing in the evening after a sunny day spent by the pool.
You have the possibility to park 3 to 4 cars inside the property, in the lower level garage or outside on the street (free).
At the rear of the villa is the pool house area (optional bedroom), a summer kitchen, the swimming pool and the spa, all facing southwest.
This space will be the perfect place for your outdoor meals, aperitifs, sunbathing, and other pleasant activities during your stay. Numerous relaxation areas are set up around the pool and jacuzzi, including chairs, armchairs, deckchairs, parasols, and coffee tables. A large dining table under the pool house awning will allow you to enjoy your meals while admiring the superb view of the pool. The summer kitchen is fully equipped with a refrigerator, dishwasher, oven, gas griddle, and charcoal barbecue for preparing delicious dishes outdoors. A caravan converted into a bar is also located on the terrace, ideal for serving aperitifs in a warm and friendly atmosphere.
An outdoor shower is available to rinse off after a day at the beach or in the pool.
The villa's interior is spread over two levels, offering a comfortable and intimate space. Upstairs, the main living area includes a bright living room with triple exposure and direct access to the garden. It can accommodate indoor dining and offers several convivial spaces thanks to its sofas and TV area. The open-plan kitchen opens onto the living room and features a large bar. It is fully equipped with a toaster, Nespresso coffee machine, kettle, fridge-freezer, dishwasher, oven, and hob.
There is also a WC with separate sink on this floor.
The bedrooms are spread over two levels, 3 of which are upstairs, each offering optimal comfort:
-The bedroom is equipped with a 160 x 200 bed, plenty of storage space, a private bathroom, a toilet, a double sink unit and a towel dryer.
-The second bedroom also offers a 160 x 200 bed, a dressing room, a private bathroom with towel dryer and a single sink unit.
-The third bedroom on this level also has a 160 x 200 bed, a wardrobe, a private bathroom with towel dryer and a single sink unit.
The sleeping area on the lower level is also well equipped, comprising 3 bedrooms:
-The bedroom has a 160 x 200 bed, a wardrobe and a private bathroom with a single sink unit and towel dryer.
-The second bedroom includes a 160 x 200 bed, a dressing room, a private bathroom with WC, towel dryer and single sink unit.
-The third bedroom has a 140 x 200 bed, a dressing room, a private bathroom, a single vanity unit and a towel dryer.
You will also find a separate WC and a laundry room on the lower level, equipped with a washing machine, a dryer, as well as an iron, an ironing board and a safe for your valuables.
EQUIPMENT & SERVICES:
For the little ones, a travel cot, a high chair and a stroller are also available for your use.
Surveillance cameras are present on the property but will obviously be inactive during your stay.
Wi-Fi is of course free and available within the villa.
Beach games and a ping-pong table are available in the garage to enhance your stay.

A bank imprint of €4,200 will be required as part of the rental. This will be provided via a payment link and managed by the secure online service Swikly. It is mandatory and must be completed before arrival at the property.
The amount is neither blocked nor debited and does not impact your bank card usage limits.
Within 7 days of your departure, and subject to compliance with the general conditions of sale, as well as the return of the property in perfect condition, this operation is automatically cancelled.

Solène, a local, will welcome you upon your arrival and introduce you to the villa. She will also be available throughout your stay and can offer a range of services, including bicycle rentals with on-site delivery, boat rentals, restaurant and/or activity recommendations, a personal chef, and babysitting.
