ARCACHON, LES ABATILLES: 450 M FROM THE FAMOUS SOURCE OF ABATILLES!
In the sought-after residential area of Abatilles, on a wooded plot of more than 600 m², this single-storey Gaume-style house, built in the 1940s, offers approximately 90 m² of living space and can accommodate up to six people.
The entrance is through a fully equipped, separate kitchen including a dishwasher, microwave, four-burner gas hob, large fridge with freezer, and a Nespresso machine. It leads to a southeast-facing dining room, which opens directly onto a terrace at the front of the house. The bright and comfortable TV lounge benefits from dual southeast and northeast exposure and features a sofa. The sleeping area comprises three bedrooms. Two bedrooms, facing due south, each have a 90cm pull-out bed providing two sleeping spaces and storage; the second also has a separate entrance leading to the garden. The third bedroom, facing northeast, has a 160cm double bed. The bathroom with a washing machine, accessible only from this third bedroom via two wide, steep steps or from the outside, completes the sleeping area. Two pleasant terraces complete the property: a large terrace of approximately 70 m² at the front and a second terrace of approximately 50 m² at the rear, partially shaded by a pergola, ideal for meals and relaxation. Parking is easy and free on the street. The house is well-equipped, easy to maintain, and particularly comfortable. The nearest shops (pharmacy, grocery stores, etc.) are just 200 meters away, Arcachon town center is a five-minute drive, and the nearest beach is a twenty-minute walk. Pets are not allowed. End-of-stay cleaning is included, provided the property is kept in normal condition during the rental period. Cancellation insurance is available as an option.
