Formerly a grain barn, this Normandy building has been completely redesigned into a welcoming place for all your discovery or work trips in the Normandy countryside.

Enjoy this unique venue with the party/business package for your private events (christenings, birthdays, etc.) and for all your professional events (seminars, conferences, wellness days, etc.) for 40 people and 15 beds, with classic crockery, sound system, tables and chairs provided. Here, from the very moment, the charm works its magic, inviting you to savour the moment. Here, everything exudes tranquillity, space and the simple beauty of nature. Your gaze will be drawn to the typical Norman half-timbered walls, the vast lawns and a fully protected pond that adds a poetic touch to the place. You can also admire the magnificent avenue of poplar trees.

The property covers one hectare, offering a large private car park with 10 spaces inside the grounds (10 additional spaces are available on either side of the entrance to the grounds), large spaces for your outdoor receptions, your breaks in the sun or your wedding photos in complete privacy. The gîte itself offers generous volumes bathed in light. The heart of the house is a 95 m² cathedral-style living room with soaring 8-metre-high ceilings, structured around an elegant wood-burning stove that creates a warm and cosy atmosphere.

The fully equipped 21 m² kitchen (with a range cooker, dishwasher, two large refrigerators, microwave, kettle, coffee maker, toaster, and crockery and utensils for 15 people) can easily accommodate a chef, caterer or convivial moments with loved ones. In all seasons, the 64m² terrace is the ideal setting for shared meals, aperitifs under the stars or outdoor ceremonies. A large cloakroom corridor with two toilets is available for your guests near the reception room.

For accommodation, four comfortable bedrooms on the mezzanine floor (accessible only by stairs) can accommodate family or friends. Bedroom 1 has two 90×200 single beds, bedroom 2 has a 160×200 bed, bedroom 3 has a 140×200 bed and a 90x200 bed, and finally, bedroom 4 has two 90x200 single beds. On the same floor, you will find a bathroom/shower room with WC. Two independent suites accessible from outside the cottage with private shower rooms and WCs offer your guests or colleagues additional privacy, ideal for events lasting several days. These rooms, accessible via an external staircase, each have a 140×200 double bed and a 90×200 single bed.

Celebrate an event in a warm setting. Our party package provides everything you need for a successful reception for £250. It includes:

- Classic tableware: Plates, glasses, cutlery and serving dishes.

Also available free of charge on site: travel cot, high chair, ping-pong table, swing, ironing board and iron!

Bed linen and towels are provided in the accommodation for your comfort. We thank you for taking care of the accommodation and respecting the premises. To this end, a bank card imprint of €150 will be requested via a secure link in order to finalise your booking, intended to guarantee the normal use of the cottage and consumables (€5 for ‘normal’ cottage crockery and according to a specific scale for reception crockery).. The tenant is required to provide a deposit cheque for €1,500 upon arrival in case of damage. The €1,500 cheque will be returned or destroyed upon departure after the exit inventory has been completed. The deposit will be released after the crockery has been checked. Pets are allowed for an additional fee of €50.

Whether you are coming for a business event, a family celebration or simply a getaway in the countryside, Saint-Lucien is the ideal starting point for discovering Normandy while enjoying the peace and quiet of the countryside.

## Transit

Despite its peaceful, rural atmosphere, Saint-Lucien is an easily accessible village, perfectly located to welcome your guests, whether they are coming from Normandy, Paris or elsewhere. Just 5 minutes from Buchy, you will find an SNCF train station served by regional lines connecting Rouen and Amiens, with connections available from Paris Saint-Lazare via Rouen.

By car, Paris is 1 hour 45 minutes away, Rouen 35 minutes and Forges-les-Eaux 20 minutes. The nearby motorway network (A28, A13) makes it easy to get here from the Île-de-France, Picardy or Brittany regions. Once you arrive, the gîte's large private car park can easily accommodate a large number of vehicles.

For groups or special events, it is also possible to arrange taxis or private shuttles from Buchy or Rouen train stations. Finally, nature lovers and those who enjoy a slower pace will appreciate the cycle routes and hiking trails that criss-cross the region, ideal for arriving by bike or for a ride the day after an event.

## Notes

Arrivals are via Maître des clefs de l'ArchiDuchesse from 4pm to 8pm and departures must be made by 11am at the latest.

Accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10:00 a.m. to 9:00 p.m.). In the house, all our guests receive linen, essential items for the day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, tea towels and a bath mat per bathroom. A welcome kit with a kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Mid-stay cleaning, linen/towel change, replenishment of essential items, or delivery can be arranged on request at an additional cost.
