Welcome to Maxime, a 62m2 ground-floor flat on Rouen's Ile Lacroix - between the two banks of the river, right next to Rouen's ice rink and municipal swimming pool. Accommodation comprises a living room with balcony, fitted and equipped kitchen, bedroom, study room, bathroom and WC. Parking is available on the island if you are coming by car.
The living room has a dining area with a dining table and a relaxation area with a sofa bed, television and coffee table. The kitchen is separate from the living room and is fully equipped with all cooking utensils and appliances: fridge/freezer, oven, microwave, washing machine, hob, kettle, toaster, coffee maker, etc. The bedroom has a double bed. There is a separate study in another room.
The bedroom has a double bed (140x190) for a peaceful night's sleep and a storage unit. Another room has a desk.
The bathroom has a bath and washbasin.
Make the most of this 4-person flat, located between the two banks of the river near the Guy Boissière Sports Centre in Rouen.
Bed linen and towels are provided for your comfort.
No private parking is available with the accommodation. However, you will be able to park your vehicle in the streets surrounding the accommodation according to the rates in force in the town. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

## Neighborhood
The Île Lacroix district in Rouen is a unique and emblematic part of the city, located on a river island in the heart of the Seine. It is distinguished by its unique environment, combining residential areas, sports facilities and nature.
Île Lacroix is a veritable island in the middle of the Seine, linked to both banks of Rouen by the Boieldieu and Corneille bridges. It lies between the left bank (more industrial and commercial) and the right bank (more historic and residential). Well served, the island is easily accessible by car, on foot or by bike thanks to the bridges and cycle paths. Public transport links also provide quick access to the other districts of Rouen.
The island's close proximity to the Seine makes it a particularly tranquil place. Strolls along the riverbanks allow you to enjoy the surrounding countryside and nature. Île Lacroix is a mix of residential areas, sports facilities and leisure facilities, creating a dynamic and varied atmosphere. The island's natural setting is ideal for activities such as jogging, walking or picnicking by the water. Take advantage of the Centre Sportif Guy Boissière! The district is best known for its ice rink, one of the largest in France, which hosts major sporting events, including ice hockey matches by the Rouen Dragons, the famous local team. The island's swimming pool is another asset, and is very popular with Rouen residents.
Unlike other districts, Île Lacroix is not particularly commercial. However, it is close to the city centre, where you'll find all the amenities you need just a short walk from your accommodation. There are also a few local shops.
## Transit
Île Lacroix is well connected to the rest of Rouen thanks to its central location and infrastructure.
1. On foot or by bike
Pont Boieldieu: This bridge links the Île Lacroix to the right bank, allowing you to reach Rouen city centre in just a few minutes on foot or by bike.
Pont Corneille: Located to the north of the island, this bridge provides direct access to the residential areas on the right bank or to the left bank.
Cycle paths: The island is well equipped with cycle paths, connected to the city's itineraries, particularly for cycling along the Seine.
2. By public transport
Bus: Several bus routes serve the Île Lacroix, providing connections to the main districts of Rouen and the surrounding area:
/Line F2: A fast line that crosses the island and connects the city centre with other parts of Rouen.
/Secondary lines: Depending on your destination, other lines may pass close to the island.
3. By car
Fast exits: Thanks to the Boieldieu and Corneille bridges, it's easy to get off the island to access Rouen's main roads.
Parking: Île Lacroix has some parking spaces, but they may be limited at certain times.
4. By taxi or VTC
Taxis and VTC services such as Uber and Bolt are available in the region. You can order one to travel quickly to any point in the city or beyond.
5. By boat or river shuttle
In some cases, Rouen offers river shuttles or tourist services on the Seine, which can be an original way of getting to other districts, ideal for discovering Rouen or taking a sightseeing trip.

Please note that the building has a lift and that the flat is located on the ground floor, making it easier for people with reduced mobility or those carrying large suitcases to reach the apartment.
Arrivals can be made via the ArchiDuchesse keymaster from 4pm to 8pm and departures must be made no later than 11am.
The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the flat, all our guests receive household linen, basic necessities for the day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.
We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.
The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
