Discover the Annick, a beautiful flat with garden and private parking space on the ground floor of a highly secure residence ideally located at the foot of Rouen station, offering optimum accessibility for getting around! This recently-built condominium is equipped with a reinforced surveillance system (security guard, video intercom, secure badge access), giving its occupants total peace of mind.

The fitted and equipped kitchen opens onto the living room. The kitchen is fully equipped with dishwasher, oven, microwave, kettle, Nespresso coffee machine, toaster, stream soda maker, hob, extractor fan, etc. The living room is bright and welcoming, with a sofa, television and dining table, providing all the comforts you need to enjoy a relaxing moment. The private garden area is accessible from the living room, allowing smokers in particular to avoid disturbing their companions and future travellers. There's also an outdoor area for you to enjoy!

Both bedrooms have double beds with storage. As for the shower room, you'll love using it to wake up in the morning before a day of shopping and work! The WC is separate.

You'll also benefit from a secure parking space within the residence, a rare and very practical asset in the city centre.

The flat is ideally located 2 minutes' walk from Rouen train station. Just 10 minutes from Rouen city centre, you'll find everything you need nearby!

Heading down towards the old town, you can quickly reach landmarks such as Rouen's Notre-Dame Cathedral, the Gros-Horloge, and the Place du Vieux-Marché. Rue de Pouchet in Rouen is well served by public transport, making it easy to get to the city centre and other parts of the city. Here's an overview of the options available:

Access to the city centre :
Thanks to buses and the TEOR network, Rouen city centre can be reached in around 10 to 15 minutes, depending on the line you take. This means you can get to landmarks such as Rouen Cathedral, Place du Vieux-Marché and Rue du Gros-Horloge without needing to use a car.

TEOR (Transport Est-Ouest Rouennais):
The TEOR network, line T4, is also accessible from the vicinity of rue de Pouchet. This fast, efficient network comprises several lines that cross Rouen from east to west, linking key districts. TEOR buses have dedicated lanes, reducing journey times even in heavy traffic.

Vélib' and soft mobility:
Rouen also has a network of self-service bicycles, Cy'clic, which can be a great way to get around. There are stations nearby, making it easy to get around for short journeys or strolls around the city. In addition, there are cycle paths in certain areas around Rue Champs des Oiseaux, providing safe, gentle mobility.

Please note that the building has a lift and the flat is located on the ground floor.

Arrivals are via the ArchiDuchesse Key Master from 16:00 until 20:00 and departures must be no later than 11:00.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the house, all our guests receive household linen, basic necessities for the day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided on arrival for the duration of the stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
