A fully renovated apartment on the top floor, with a south-facing aspect that floods the space with natural light throughout the day. The location allows you to walk everywhere, from the train station and shops to the beaches. A functional and central property, suitable for both professional and tourist use.

HOUSING
The apartment is located on the 3rd and top floor of a building without an elevator.
From the entrance, you can access the main living room directly.
In the living room, you will find a space with a sofa, smart TV and dining area, all opening onto a continuous south-facing balcony.
Extending from this, the open-plan kitchen is fully equipped and integrates seamlessly into the living space.
On the sleeping side, the apartment consists of three bedrooms:
- Two bedrooms with queen size bed (160x200 cm), smart TV and wardrobe.
- A third bedroom with a double bed (140x190 cm), also equipped with a smart TV and storage.
Two shower rooms, each with a toilet, complete the set.
The apartment is fully air-conditioned.
Please note: the immediate proximity of the station and railway tracks may cause noise pollution when the windows are open.

From Nice Côte d'Azur Airport: approximately 30 minutes by car via the A8.
From Cannes train station: 2 minutes walk.

- Cannes train station: 2-minute walk. Direct access to trains for Nice, Monaco, or Antibes, convenient for travel without a car
- Rue d'Antibes: 3-minute walk. Shops, boutiques, and cafes are immediately accessible.
- La Croisette: 6 to 8 minutes walk. Seaside promenade, between beaches, luxury hotels and boutiques
- Beaches: 6 to 8 minutes walk. Quick access to public and private beaches
- Palais des Festivals et des Congrès: 8 to 10 minutes walk. Venue for international congresses and events such as the film festival, MIPIM and the Lions.

Late arrival until 10 PM is available upon request and at an extra cost.
Outside of these hours, arrivals are only possible via key box.
All key boxes are located on the front of our premises, 85 avenue du Maréchal Juin in Cannes, and keys will therefore need to be collected at this address for all arrivals via key box.
