HOUSING
The apartment is located on the 1st floor of a building without an elevator.
Upon entering, one discovers a living room with a beautiful high ceiling.
In the living room, you will find a sofa area with smart TV, extended by a continuous south-facing balcony, furnished with two small tables and chairs.
The kitchen, open to the living room, is equipped with the essentials for cooking and integrates naturally into the space.
On the sleeping side, two bedrooms are located on the main level:
- A bedroom with a queen size bed (160x190 cm) and its small balcony.
- A second bedroom with two single beds (80x190 cm).
- A shower room and a separate WC complete this level.
From the living room, a staircase leads to the mezzanine.
There is a third bedroom with a queen-size bed and a desk area.
The whole offers a fluid organization, with a Bauhaus-inspired decoration that is understated and structured.
ACCESS TO THE PROPERTY
From Nice Côte d'Azur Airport: approximately 30 minutes by car via the A8.
From Cannes train station: approximately 4 minutes by car or 10 minutes on foot.

IN THE SURROUNDING AREA
- Rue d'Antibes: 7-minute walk. Cannes' main shopping street, ideal for strolling among boutiques, cafes, and more secluded spots.
- Swimming pool and tennis: 9-minute walk. Montfleury swimming pool and Cannes Montfleury tennis club
- La Croisette: 10-minute walk. A seaside promenade, between beaches, luxury hotels and restaurants, to enjoy at any time of day.
- Beaches: 10 to 12 minutes walk. Quick access to public beaches or private establishments with sea views.
- Palais des Festivals et des Congrès: 15-minute walk. Central hub of the city, bustling year-round with international events and congresses
- Forville Market: 18-minute walk or 7-minute drive. Fresh produce, Provençal specialties, and a local atmosphere in the morning.
- Cannes train station: 10-minute walk. Ideal for easily reaching Nice, Antibes, or Monaco without a car
- Montfleury district: a more residential area, appreciated for its tranquility, with a bakery, mini-markets, a pharmacy and other services accessible within a few minutes' walk
- Restaurants and local life: between the city center and the Croisette area, there are numerous places to dine, have a drink or simply enjoy the Cannes atmosphere, from morning until evening
- Lérins Islands: departure from the Laubeuf quay, approximately a 25-minute walk or 8-minute drive. A quick crossing leads to a more secluded setting, between coves and pine trees.

Outside of these hours, arrivals are only possible via key box.
All key boxes are located on the front of our premises, 85 avenue du Maréchal Juin in Cannes, and keys will therefore need to be collected at this address for all arrivals via key box.
