A peaceful family villa nestled among hills and olive groves, just minutes from the centers of Mouans-Sartoux and Mougins. Days naturally revolve around the pool, meals in the shade, and shared moments outdoors. A simple and pleasant setting, away from the hustle and bustle, yet close to Cannes and the coast.

HOUSING
The villa, facing south, consists of two levels and offers beautiful volumes, providing light and comfort.
On the ground floor, the main room is organized around several spaces.
In the living room, you will find a sofa area with a large screen smart TV and, extending from it, a dining area that can accommodate 6 people.
The semi-open kitchen is fully equipped with professional equipment.
Still on this level, a bedroom with a double bed has its own private bathroom and direct access to the outside and the swimming pool.
A laundry room is located at the back of the kitchen, with a washing machine and dryer.
Upstairs, the sleeping area consists of three bedrooms:
- A master bedroom of approximately 30 m² with a dressing room, bathroom with shower, two sinks and toilet, and access to a terrace
- Two further bedrooms, each with its own shower room, storage and outside access
- There is also a separate toilet upstairs
Outside, you will enjoy a beautiful, flat, well-maintained garden, where you will also find the swimming pool, heated from June to September.
A shaded dining area with a gas barbecue allows you to have lunch or dinner in the cool.
The whole place is suitable for stays with family or friends, with beautiful spaces while preserving everyone's privacy.

- Mouans-Sartoux town center: approximately 5 minutes by car. A lively village year-round, known for its Provençal market, quality shops, restaurants, and castle. The ideal place to soak up the local atmosphere, with its lively terraces and charming alleyways perfect for strolling at the end of the day.
- Mougins: approximately 6 minutes by car. A hilltop village renowned for its gastronomy and art galleries. People come here to dine in one of the restaurants in the old village or simply stroll through its quiet streets with views of the hills.
- Grasse: approximately 15 minutes by car. The world capital of perfume. Visits to the major perfume houses, discovering the workshops, and strolling through the historic center are among the must-sees in the area.
- Cannes: approximately 20 to 25 minutes by car. Quick access to the Croisette, beaches, shops, and restaurants. Whether for a day by the sea, lunch overlooking the luxury hotels, or an evening out in town, Cannes remains easily accessible from the villa.
- Local shops: Butcher, baker, cheese shop and wine shop are on the corner, a 5-minute walk away. Supermarket 5 minutes by car
