Welcome to this beautiful, fully renovated flat in the heart of the dynamic Rouen Saint Sever district.
The Eric comprises an entrance hall, a separate fitted and equipped kitchen, a pleasant living room with balcony, two bedrooms, one of which has a private balcony, and a shower room.
As soon as you enter, make the most of the lovely, light-filled living room with its television, sofa bed, dining table and seating, while enjoying the balcony overlooking the rue de Saint-Sever.
The fully-renovated kitchen is fitted and equipped with everything you need for cooking, including a microwave, hob, extractor fan, dishwasher, washing machine, kettle, filter coffee maker and dolce gusto coffee maker.
Two bedrooms offer comfortable sleeping areas, each with a double bed and a desk area with a seat. There is plenty of storage space for your personal belongings. One of the bedrooms has its own private balcony!
The shower room is modern and functional, with a towel rail and washbasin unit. The WC is separate.
Ideally located, our flat is within easy reach of Rouen, and there is plenty of parking nearby.
Bed linen and towels are provided for your comfort.
No private parking is available with the accommodation. However, you will be able to park your vehicle in the streets surrounding the accommodation according to the rates in force in the town. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

The Saint-Sever district of Rouen is located on the left bank of the Seine, and is one of the city's dynamic areas, with its shopping centre offering a variety of shops, restaurants and services.
The district benefits from a number of urban amenities and green spaces, including the Jardin des Plantes de Rouen, a large botanical park offering relaxation and leisure for families and gardening enthusiasts.
Saint-Sever is a fast-developing district that combines history, modernity and dynamism, offering a quality of life appreciated by its residents and an attractive setting for visitors.
## Transit
Saint-Sever is well served by public transport. There are several bus routes and a metro station (Saint-Sever station) that easily link this district to the rest of Rouen and the surrounding area.
## Notes
Please note that the building does not have a lift and that the flat is located on the floor. Access may be difficult for people with reduced mobility.
Arrivals are via the ArchiDuchesse keymaster from 4:00 p.m. to 8:00 p.m., and departures by 11:00 a.m. at the latest.
Accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (10am to 9pm). In the apartment, all our guests are provided with household linen, basic necessities for the day (shampoo, shower gel, hand gel, toilet paper, etc.), as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit including kitchen garbage can bag, bathroom garbage can bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.
We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials, or delivery can be scheduled upon request for an additional fee. When you confirm your stay, you'll receive the ArchiDuchesse tourist booklet, our special offers with promotional codes for our partners of choice, and the arrival instructions for your accommodation.
La cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment rental, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, event organization (wedding proposal, birthday party, room theme ...) and much more! For any special requests, please contact the ArchiDuchesse courtyard.
Please note that this apartment is the owners' main residence. Therefore, they live in the apartment and rent it out when they are away, allowing travelers to stay in an authentic domestic environment. The owners are happy to put their equipment at your disposal and to make space in the closets for you to organize your belongings. However, please respect their privacy and do not open closets that are closed/marked as private.
Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to take care of the accommodation as if it were your own: avoid damage, respect the furniture and leave the premises clean when you leave. Follow all instructions, whether concerning opening hours or the use of equipment, and respect the peace and quiet of the neighborhood. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (250€ deducted from the security deposit), that the accommodation is entirely non-smoking (50€ deducted from the security deposit), that pets are forbidden (50€ deducted from the security deposit) unless requested and agreed in advance by us, and that any loss, theft or damage will be invoiced at the actual replacement value.
